In the central Sukhumvit areas, a modern one-bedroom condo typically runs from about 22,000 to 35,000 baht per month. Compact studios in good buildings can start lower, around 18,000 to 22,000 baht, while premium one-bedrooms in newer or luxury developments climb to 40,000 to 50,000 baht and beyond.
Two-bedroom units, popular with couples and small families, generally sit between 40,000 and 80,000 baht depending on size, age and building. Larger family apartments and high-end units can run well into six figures per month. As a rule of thumb, Asok and Phrom Phong command the highest prices per square metre, while Thonglor offers the widest spread of options.
The upfront cost to move in
This is where budgets often surprise newcomers. Most landlords ask for a two-month security deposit plus one month's rent in advance. On a 30,000 baht condo, that means roughly 90,000 baht to get the keys. The deposit is refundable at the end of your lease, minus any damage or unpaid bills, so think of it as money parked rather than money spent.
The monthly extras
Rent is rarely the whole story. Budget for electricity, which is the biggest variable and depends heavily on air-conditioning use; expect anywhere from 1,500 to 4,000 baht a month for one person, more for a family or heavy AC use. Water is usually modest, often a few hundred baht. Internet runs around 600 to 900 baht a month for a solid fibre package.
Many condo rents already include the building's common-area maintenance fee, but always confirm this, because in some cases the tenant is asked to cover it. Parking may be included or charged separately, so check if you have a car.
What affects the price most
Four things move the number more than anything else: the building's age and facilities, the floor and view, the distance to the nearest BTS or MRT, and whether the unit is freshly renovated. A five-minute walk to the station versus fifteen can mean a meaningful difference in rent, and so can a high floor with a clear city view.
